What is a CP12 Gas Safety Certificate?
A CP12 is the Gas Safety Record issued after a Gas Safe Registered engineer has inspected all gas appliances, pipework, and flues in a rented property. The name comes from the form number once used by Corgi (the former gas safety body) and is still the universally recognised term for a landlord gas safety certificate.
The certificate confirms that all gas appliances in the property are safe to use, properly ventilated, and not producing dangerous levels of carbon monoxide. If any appliance fails the inspection, Ralf will advise on the fault and whether it should be repaired or isolated — and can carry out the repair on the same visit in most cases.

The Legal Obligation
The Gas Safety (Installation and Use) Regulations 1998 require all private landlords to have a Gas Safe Registered engineer inspect their rental properties annually. The CP12 certificate must be:
- Renewed every 12 months without exception
- Provided to existing tenants within 28 days of the inspection
- Provided to new tenants before they move in
- Kept on record for at least 2 years
Failure to comply is a criminal offence. Landlords who do not hold a valid CP12 face fines, prosecution, and — in the event of a gas-related injury — potential manslaughter charges. A valid CP12 is also required by most buy-to-let mortgage lenders and is checked during any council or housing authority inspection.

How often do landlords need a gas safety check?
Every 12 months. The Gas Safety (Installation and Use) Regulations 1998 require landlords to have all gas appliances, pipework, and flues in their rented properties inspected annually by a Gas Safe Registered engineer. A new CP12 certificate must be issued after each inspection. The renewal date is 12 months from the date of the last inspection, not from a fixed calendar date.
