A CP12 is the Gas Safety Record issued after a Gas Safe Registered engineer has inspected all gas appliances, pipework, and flues in a rented property. The name comes from the form number once used by Corgi (the former gas safety body) and is still the universally recognised term for a landlord gas safety certificate.
The certificate confirms that all gas appliances in the property are safe to use, properly ventilated, and not producing dangerous levels of carbon monoxide. If any appliance fails the inspection, Ralf will advise on the fault and whether it should be repaired or isolated — and can carry out the repair on the same visit in most cases.

The Gas Safety (Installation and Use) Regulations 1998 require landlords to have all gas appliances, pipework, and flues in their rented properties inspected annually by a Gas Safe Registered engineer. A new CP12 certificate must be issued after each inspection. The renewal date is 12 months from the date of the last inspection, not from a fixed calendar date.
The inspection covers all gas appliances in the property (boiler, gas hob, gas fires), all gas pipework and connections, flues and ventilation, operating pressure and burner pressure tests, combustion analysis, and a check for carbon monoxide risk. Ralf tests flame failure devices, checks for signs of unsafe operation, and issues the signed Gas Safety Record (CP12) on completion. If any appliance fails, he will advise on the fault and whether repair or isolation is required.
